Development Services

We have over 15 years experience as developers and owners of commercial real estate and we offer fee development consulting services that can be tailored to our clients’ needs whether you currently own or want to add commercial properties to your investment portfolio.  The array of services we offer include:

Whether it is a single or multi tenant building or Land Development needs, we will manage your project from start to finish or you can customize the services we offer to your specific requirements.

Market Analysis and Feasibility Studies

We will identify target areas and potential sites based on the client’s criteria for development or ownership of a specific type of commercial real estate investment.  The study report includes market maps, demographics, traffic counts, property descriptions, competitive analysis and comparable real estate costs.  We will also provide a preliminary assessment on municipal zoning requirements and development standards based on the client’s use.  If requested, we will have an architect prepare a conceptual development plan to determine if the site meets current municipal zoning and development standards.

Pre-development and Development Proforma

We can prepare a pre-development proforma based on the conceptual development plan that will include preliminary site development, construction and indirect costs and a preliminary income and expense analysis to determine the initial financial feasibility of the project.  After the due diligence requirement, architectural, engineering and construction estimates are completed we will prepare a development proforma and the income and expense analysis for financing the project.

Land Acquisition

We will represent the buyer in negotiations and if requested by the client prepare the purchase agreement.

Due Diligence Requirements

Once the property is under contract, we will assist the buyer in completing the due diligence requirements for developing the site for the buyer's intended use.  These requirements include survey requirements, subsurface soils investigation, Phase I Environmental Assessment and utility services.  We will also act as the owner’s liaison for zoning, neighborhood association meetings, staff and plan review meetings, right-of-way and easement negotiations, and the permitting process to start construction.

Architectural and Engineering

We will act as the owner’s representative in the negotiations of architectural and engineering contracts.  We will work with the architect and engineer from the initial design stages, conduct plan review meetings and a final review of the construction plans and specifications prior to submission to State and Local Government for construction permits.

Construction Bids

We will act as the owner’s representative in preparing and soliciting construction bids, contractor and subcontractor contract negotiations.  Once the contract is awarded, we will conduct a pre-construction meeting with the contractor, subcontractors and utility company representatives to do a thorough review of the construction plans and specifications prior to starting construction.

Owner’s Representative During Construction

As the owner’s representative during construction, we will conduct weekly progress meetings with the contractor and the subcontractor(s) on site at the time and submit a written progress report to the owner on a regular basis.

If the owner’s building is a multi-tenant building, we will act as the owner’s representative to have tenant finish drawings prepared, review them and negotiate tenant finish costs with tenant and contractor. In addition, we will provide marketing and lease up activities, negotiate lease terms and build out, prepare lease documents for execution, and assist with occupancy.    

If you have a large acreage tract (10 to 100+), we can assist in master planning it and can take it all the way through development and construction.
